Outstanding Deals in the Whistler Market

No matter what real estate market you are looking in these days you’ll see outstanding opportunities. The global financial crisis has definitely had its’ affect on Whistler as well and as a result of that we see many opportunities that have presented themselves to us. Although the entire market has declined across the board there are some owners who because of individual circumstances have offered their properties at much more favorable pricing. Also aware that prices across the board may soften a bit more, these sellers have boldly priced their properties to already take this into consideration. Here are a few examples of what I’m referring to:

 #105 WILDWOOD LODGE

This is a ski-in/ski-out property in a modest building located on Blackcomb Mountain which offers a swimming pool, hot tub, underground parking and good storage. The last sale of a 2 bedroom was at $610,000 and the sale before that was $580,000. We have a client who wants his 2 bedroom unit sold before the end of ski season and he has priced it at $474,900. This property is fully furnished and equipped and is ready to rent out or to have the family use it. The market may decline across the board but this price has certainly absorbed any doubt that it is not a great buy.

#362 ASPENS

In all of Whistler there are very few buildings that are situated right smack dab on the ski runs but the Aspens is one of them! This building has always been one of the premier locations in Whistler and as a rule it also demands and receives much higher rental rates because of its’ location as well as its’ reputation. We have a few studio suites in the Delta Hotel that are just incredible investments. These small studio’s are showing a net return of over 4% after operating expenses and property taxes. These studio’s have sold for over $220,000 in the past but these units are priced from $158,900 to $174,400 by owners who need to cash out now. This is a great “hands off” phase 2 hotel/condo opportunity.
